If you do not agree to these terms, you must immediately cease using our platform.
Legal Agreement: These Terms constitute a legally binding agreement between you ("User," "you," or "your") and Luna Realty ("LunaHub," "we," "us," or "our").
2. Eligibility and Age Requirements
Age Restriction
You must be at least 18 years of age to use LunaHub, create an account, or submit a rental application.
By using our platform, you represent and warrant that:

- All information you provide is accurate, current, and complete
We do not knowingly collect information from or provide services to individuals under 18 years of age. If we discover that a user is under 18, we will immediately terminate their account and delete their information.
3. Service Description
LunaHub is an AI-powered apartment search and rental application platform that connects renters with available properties in the Boston metropolitan area. We provide:
- Property Listings: Search and browse apartment listings from our database and third-party providers
- Luna AI Assistant: AI-powered apartment recommendations and search assistance (powered by Google Gemini)
- Application Processing: Complete rental applications with document uploads, identity verification, credit checks, and income verification
- Communication Tools: Agent-client chat, roommate group chat, and community social features
- Payment Processing: First month's rent payments via Stripe
- Guarantor Services: Invitation system for guarantors to complete their portion of applications
- Community Features: Social feed with posts, comments, likes, and user profiles
- Real Estate Agent Services: Assignment to licensed agents for personalized assistance
4. Account Registration and Security
4.1 Account Creation
To use certain features of LunaHub, you must create an account by providing:
- Valid email address
- Secure password meeting our requirements
- Accurate personal information as requested
4.2 Account Security
You are responsible for:
- Maintaining the confidentiality of your password and account credentials
- All activities that occur under your account
- Notifying us immediately of any unauthorized access or security breach
- Ensuring your account information remains accurate and up-to-date
We reserve the right to suspend or terminate accounts that we believe have been compromised or are being used in violation of these Terms.
4.3 Account Termination and Deletion
You may request deletion of your account at any time by emailing [email protected] with subject line "Account Deletion Request." We will process your request within 30 days, subject to legal retention requirements for certain data (financial records, audit logs).
We may suspend or terminate your account if you:

5. User Conduct and Prohibited Activities
You agree to use LunaHub only for lawful purposes. You may NOT:

- Harass or Abuse: Harass, threaten, or abuse other users, agents, or landlords
- Spam or Solicitation: Send unsolicited messages, spam, or commercial solicitations
- Scraping or Automation: Use bots, scrapers, or automated tools to access or collect data from LunaHub
- Intellectual Property Infringement: Upload content that infringes copyrights, trademarks, or other IP rights
- Security Violations: Attempt to hack, compromise security, or gain unauthorized access to systems or data
- Fraudulent Activity: Engage in fraud, identity theft, or money laundering
- Illegal Content: Post or share illegal content, including hate speech, threats, or obscene material
- Multiple Accounts: Create multiple accounts to evade restrictions or deceive landlords
- Interfere with Operations: Disrupt or interfere with the normal operation of LunaHub
Violation of these prohibitions may result in immediate account termination, reporting to law enforcement, and legal action.
6. User-Generated Content
6.1 Content You Create
LunaHub allows you to create and share content including:
- Community posts and comments
- User profile information (bio, photos)
- Chat messages (agent, roommate, community)
- Reviews or feedback
6.2 License Grant
By posting content on LunaHub, you grant us a non-exclusive, worldwide, royalty-free, sublicensable, transferable license to use, reproduce, distribute, prepare derivative works of, display, and perform your content in connection with providing and promoting our services.
You retain ownership of your content, but this license allows us to display your community posts, profile information, and other content to other users.
6.3 Content Standards
All user-generated content must:
- Comply with all applicable laws and regulations
- Not infringe on third-party intellectual property rights
- Not contain hate speech, threats, harassment, or discriminatory content
- Not contain false, misleading, or defamatory statements
- Not contain sexually explicit or obscene material
- Not contain personal information of others without consent
6.4 Content Moderation and Removal
We reserve the right (but have no obligation) to:
- Monitor and review user-generated content
- Remove content that violates these Terms or community standards
- Suspend or terminate users who repeatedly violate content policies
- Report illegal content to law enforcement
We are not liable for any user-generated content or for any loss or damage resulting from your reliance on such content.
6.5 DMCA Takedown Procedure
If you believe content on LunaHub infringes your copyright, send a DMCA takedown notice to [email protected] with:

- You must independently verify all AI-generated information
- AI recommendations do not constitute professional advice or guarantees
- We are not liable for decisions made based on AI recommendations

LunaHub uses automated algorithms for:
- Agent assignment based on availability and specialization
- Apartment matching based on your preferences and budget
- Application status updates when requirements are met
- Email notifications triggered by platform events

9. Electronic Signatures and Communications
9.1 Consent to Electronic Signatures (E-SIGN Act)
By using LunaHub's electronic signature feature, you consent to:

9.2 Hardware and Software Requirements
To access electronically signed documents, you need: a device with internet access, a web browser (Chrome, Firefox, Safari, or Edge), and the ability to view PDF files.

9.4 Withdrawal of Consent
You may withdraw your consent to electronic signatures at any time by emailing [email protected]. Note that withdrawal may prevent us from processing your application electronically, and you may need to complete paper forms instead.

By using LunaHub, you consent to receive electronic communications from us, including:

- Policy updates and platform announcements
- Marketing communications (you may opt-out of marketing emails)
10. Payment Terms and Fees
10.1 Platform Access
LunaHub is free for renters to use for apartment searching, application submission, and communication features.
10.2 First Month's Rent Payment
Some rental applications require payment of first month's rent through our platform. This payment is processed securely via Stripe, our payment processor.
Important: Payment labeled "First Month's Rent" may be applied to first month's rent, last month's rent, security deposit, broker fee, or other move-in costs as determined by the landlord. The final application of your payment will be disclosed in writing before lease execution.
10.3 Comprehensive Payment Terms

- Payment designation and how funds may be applied
- Refund policy (97% refund if application denied, non-refundable if approved but you back out)
- Broker fee terms and conditions

10.4 Broker Fees
Some properties may have associated broker fees, typically equal to one month's rent. Broker fees may be paid by the tenant or landlord depending on the property.
- "No Fee" properties: Broker fee paid by landlord
- "Fee" properties: Broker fee paid by tenant (you)
- All broker fees will be clearly disclosed before application submission
- Broker fees are due upon landlord approval of your application, regardless of whether you sign a lease
10.5 Stripe Payment Processing
All payments are processed securely by Stripe. We do not store your credit card information. By making a payment, you agree to Stripe's terms of service.
- Payments are processed in real-time
- You will receive email confirmation of successful payment
- Refunds (if applicable) are processed within 7-10 business days
- A 3% processing fee is non-refundable
10.6 Agent Subscription Services
10.6.1 Subscription Plans
LunaHub offers subscription-based access for licensed real estate agents at $24.99 per month. All new subscriptions include a 14-day free trial period during which no payment is required. After the trial period ends, your subscription will automatically convert to a paid plan and renew monthly unless canceled.
10.6.2 Billing and Auto-Renewal
By subscribing to LunaHub's agent services, you agree to the following billing terms:
- Your subscription will automatically renew on a monthly basis
- Payment will be charged to your payment method on file at the beginning of each billing cycle
- You will receive an email receipt for each payment
- Subscription fees are non-refundable except as required by law
- We reserve the right to change subscription pricing with 30 days' advance notice
10.6.3 Cancellation Policy
You may cancel your agent subscription at any time through your account's billing dashboard. Upon cancellation:
- You will retain access to your agent account until the end of your current billing period
- No refunds will be provided for partial months
- Your subscription will not renew for the following billing cycle
- You may reactivate your subscription at any time by updating your payment information
10.6.4 Luna Realty Agents
Licensed agents employed by Luna Realty receive complimentary access to LunaHub's agent platform as part of their employment. These accounts are not subject to subscription fees and are managed directly by Luna Realty administration. Access may be revoked upon termination of employment with Luna Realty.
10.6.5 Payment Processing
All agent subscription payments are processed securely through Stripe. By subscribing, you agree to Stripe's Terms of Service. We do not store your complete credit card information on our servers.
11. Credit Checks and Background Screening
11.1 Authorization
By submitting a rental application, you authorize LunaHub and Luna Realty to obtain your credit report from Experian or other credit bureaus.
11.2 Credit Check Types
Credit checks may be either:
- Soft Pull (Account Review): Does not affect your credit score. Used for preliminary screening.
- Hard Pull (Credit Transaction): May temporarily lower your credit score by a few points. Used for final application review.
We will clearly indicate which type of credit check will be performed before you authorize it.
11.3 Your Rights Under FCRA
Under the Fair Credit Reporting Act (FCRA), you have the right to:
- Receive a free copy of your credit report if your application is denied based on credit
- Dispute inaccurate information in your credit report
- Know who has accessed your credit report in the past year

12. Guarantor Services
If you require a guarantor for your rental application, you may provide their email address, and we will send them an invitation to complete the guarantor portion of your application.
12.1 Guarantor Consent
By providing a guarantor's email address, you represent that:
- You have obtained their consent to share their contact information
- They are aware they will be asked to provide personal and financial information
- They consent to a credit check by Experian
12.2 Guarantor Data
Guarantor information is collected via a public form accessible through a unique invitation link. Guarantor data is stored in association with your application and will be shared with landlords reviewing your application.
13. Listing Information and Accuracy
While we strive to provide accurate listing information, we do not guarantee the accuracy, completeness, or availability of any property. Property information is provided by:
- Landlords and property owners
- Third-party listing services (e.g., YGL API)
- Real estate agents
Your Responsibility: You must independently verify all property information, including:
- Availability and move-in date
- Rent amount and fees
- Amenities and property condition
- Lease terms and conditions
- Neighborhood characteristics
We recommend scheduling in-person showings and reviewing all lease documents carefully before making commitments.
14. Real Estate Services and Licensing
Luna Realty is a licensed real estate brokerage in the Commonwealth of Massachusetts. Services provided through LunaHub may be subject to real estate licensing laws and regulations.

15. Management Portal Services
LunaHub provides property management companies with access to a dedicated management portal for overseeing tenant applications, property listings, lease agreements, and building operations.
15.1 Management Account Responsibilities
As a management company using LunaHub's management portal, you agree to:
- Provide accurate and up-to-date property information for all listings
- Respond promptly to tenant applications and inquiries submitted through the platform
- Comply with all applicable fair housing laws and regulations
- Maintain the security and confidentiality of your account credentials
- Notify us immediately of any unauthorized access to your management account
- Ensure that all users under your management account comply with these Terms
15.2 Property Listing Data
When you add or manage property listings through the management portal:
- Accuracy: You are solely responsible for the accuracy of all property information, including rent amounts, availability dates, amenities, and property descriptions
- Updates: You must promptly update listings when properties become unavailable or when material information changes
- Photos and Media: You warrant that you have the right to display all photos and media associated with your listings
- Fair Housing: All listings must comply with federal, state, and local fair housing laws
15.3 Tenant Application Processing
The management portal provides tools to review and process tenant applications. You acknowledge that:
- You are responsible for all application review decisions and compliance with applicable screening laws
- LunaHub provides application data "as is" and does not verify the accuracy of tenant-submitted information
- You must conduct your own due diligence, including credit checks, employment verification, and reference checks
- Application processing must comply with the Fair Credit Reporting Act (FCRA) and fair housing laws
- You are responsible for providing required adverse action notices to applicants when applications are denied based on credit or background screening
15.4 Data Privacy and Security
As a management company with access to tenant data:
- You must maintain the confidentiality of all tenant personal information accessed through the platform
- You may only use tenant data for legitimate property management and leasing purposes
- You must not share, sell, or disclose tenant information to unauthorized third parties
- You must implement reasonable security measures to protect tenant data in your possession
- You agree to comply with all applicable data protection and privacy laws
15.5 Multi-User Access
Management accounts may provide access to multiple users within your organization. You are responsible for:
- All actions taken by users under your management account
- Setting appropriate permission levels for each user
- Promptly removing access for terminated employees or contractors
- Training users on proper use of the platform and compliance with these Terms
15.6 Liability and Indemnification
You agree to indemnify and hold harmless LunaHub and Luna Realty from any claims, damages, or losses arising from:
- Inaccurate or misleading property information provided by your organization
- Discriminatory practices or fair housing violations by your organization
- Unauthorized disclosure or misuse of tenant personal information
- Breach of any lease agreements or rental contracts
- Actions or omissions of users operating under your management account
15.7 Service Availability
While we strive to maintain continuous availability of the management portal, we do not guarantee uninterrupted access. We reserve the right to perform scheduled maintenance, upgrades, or emergency repairs that may temporarily limit access to the platform.
16. Fair Housing Compliance
Fair Housing Statement
We are committed to fair housing practices in accordance with federal, state, and local fair housing laws.
We do not discriminate based on:

- National origin
- Familial status

- Sexual orientation

- Reverse engineer, decompile, or disassemble any software
- Use our trademarks without written permission
- Frame or mirror our website or content
- Use data scraping, robots, or similar data gathering tools

LUNAHUB IS PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTIES OF ANY KIND, EITHER EXPRESS OR IMPLIED, INCLUDING BUT NOT LIMITED TO IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, TITLE, OR NON-INFRINGEMENT.
19.2 No Guarantees
We do not warrant or guarantee:
- That you will find an apartment or be approved for any rental
- The accuracy, completeness, or timeliness of property listings
- The accuracy of AI recommendations or automated matching
- That the platform will be uninterrupted, error-free, or secure
- That defects will be corrected
- The quality of apartments, landlords, or property conditions
- The actions or statements of landlords, agents, or other users
19.3 Third-Party Content
We are not responsible for content provided by third parties, including property listings from landlords or data from third-party APIs. You rely on such content at your own risk.
19.4 AI and Automated Services Disclaimer
Luna AI and other automated features are provided for convenience only. AI-generated recommendations, apartment matches, and other automated outputs:
- Are not guaranteed to be accurate or suitable for your needs
- Should not be relied upon as professional advice
- May contain errors, omissions, or outdated information
- Do not constitute endorsements or guarantees
20. Limitation of Liability
TO THE MAXIMUM EXTENT PERMITTED BY LAW, LUNA REALTY AND ITS OFFICERS, DIRECTORS, EMPLOYEES, AGENTS, AND AFFILIATES SHALL NOT BE LIABLE FOR:
- ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES
- ANY LOSS OF PROFITS, REVENUE, DATA, OR USE
- ANY PROPERTY DAMAGE OR PERSONAL INJURY
- ANY UNAUTHORIZED ACCESS TO OR USE OF YOUR DATA
...ARISING OUT OF OR RELATED TO YOUR USE OF LUNAHUB, EVEN IF WE HAVE BEEN ADVISED OF THE POSSIBILITY OF SUCH DAMAGES.
20.1 Maximum Liability Cap
Our total liability to you for all claims arising out of or related to LunaHub shall not exceed the greater of:
- The amount you paid to us in the 12 months before the claim arose, OR
- $100

We are specifically NOT liable for:
- Disputes between you and landlords, property owners, or other users
- Property conditions, lease terms, or habitability issues
- Inaccurate listing information provided by third parties
- Denial of rental applications or failure to secure housing
- Credit score impacts from credit checks
- Loss or theft of documents or personal information
- Actions of real estate agents assigned to you
- Errors or omissions in AI recommendations
- Third-party service outages or failures (Stripe, Plaid, Firebase, etc.)
20.3 Indemnification
You agree to indemnify, defend, and hold harmless Luna Realty and its officers, directors, employees, agents, and affiliates from any claims, liabilities, damages, losses, and expenses (including reasonable attorneys' fees) arising out of or related to:
- Your use of LunaHub
- Your violation of these Terms
- Your violation of any law or third-party rights
- Your user-generated content
- Your rental applications or interactions with landlords
21. Dispute Resolution and Governing Law
21.1 Governing Law
These Terms of Service are governed by and construed in accordance with the laws of the Commonwealth of Massachusetts, without regard to its conflict of law principles.
21.2 Venue and Jurisdiction
Any disputes arising out of or related to these Terms or your use of LunaHub shall be subject to the exclusive jurisdiction of the state and federal courts located in Suffolk County, Massachusetts. You consent to personal jurisdiction in these courts.
20.3 Mediation
Before filing any lawsuit, the parties agree to attempt to resolve disputes through mediation in Suffolk County, Massachusetts. Each party shall bear its own mediation costs.
20.4 Attorney's Fees
In any legal action to enforce these Terms, the prevailing party shall be entitled to recover its reasonable attorneys' fees and costs.
20.5 Time Limit for Claims
You agree that any claim or cause of action arising out of or related to LunaHub must be filed within one (1) year after the claim arose; otherwise, such claim is permanently barred.
22. Modifications to Terms
We reserve the right to modify these Terms of Service at any time. When we make material changes, we will:
- Update the "Last Updated" date at the top of this page
- Notify you via email if the changes significantly affect your rights
- Post the updated Terms on our platform
Your Continued Use: Your continued use of LunaHub after changes are posted constitutes your acceptance of the modified Terms. If you do not agree to the modified Terms, you must stop using LunaHub.
23. Termination and Suspension
23.1 Termination by You
You may terminate your account at any time by emailing [email protected] with subject line "Account Deletion Request."
23.2 Termination by Us
We reserve the right to suspend or terminate your access to LunaHub immediately, without notice, if:

- Your account has been inactive for an extended period

- Sections of these Terms that by their nature should survive termination (including disclaimers, limitations of liability, indemnification) will continue to apply
24. General Provisions
24.1 Entire Agreement
These Terms of Service, together with our Privacy Policy and Payment Terms, constitute the entire agreement between you and Luna Realty regarding LunaHub and supersede all prior agreements.
24.2 Severability
If any provision of these Terms is found to be unenforceable or invalid, that provision shall be limited or eliminated to the minimum extent necessary, and the remaining provisions shall remain in full force and effect.
24.3 No Waiver
Our failure to enforce any right or provision of these Terms shall not constitute a waiver of that right or provision.
24.4 Assignment
You may not assign or transfer these Terms or your account without our prior written consent. We may assign these Terms without restriction.
24.5 Force Majeure
We shall not be liable for any failure or delay in performance due to circumstances beyond our reasonable control, including acts of God, war, terrorism, riots, embargoes, acts of civil or military authorities, fire, floods, accidents, pandemics, strikes, or shortages of transportation, facilities, fuel, energy, labor, or materials.
24.6 Relationship of Parties
Nothing in these Terms creates any agency, partnership, joint venture, or employment relationship between you and Luna Realty. You have no authority to bind Luna Realty or create obligations on our behalf.
24.7 Feedback
If you provide us with feedback, suggestions, or ideas about LunaHub, you grant us a perpetual, irrevocable, worldwide, royalty-free license to use, modify, and incorporate such feedback without any obligation to you.
